Vacant 64-year-old downtown Dallas tower finally getting its upgrade

Lots of quality investment happening near Main Street Garden now-- 4 new hotels, 3 new residential developments, the law school, the Morning News. This should be a great location for Fireside Pies. I even saw a new incarnation of the Rio Room on Commerce. We should see more good restaurants soon.

So glad Corrigan Tower will stay. As much as I would like better views of Tower Petroleum, Corrigan is a great corner building, prime example of the architecture and "urban fabric" building patterns prominent during the time. Makes me wonder what will eventually happen to the very popular dual-high-rise-on-a-pedestal buildings we're getting, especially in LoMac/Uptown.

I, too, am glad Corrigan Tower is being redeveloped. To me, it has the perfect street-level aesthetic to interact with the eventual Pacific Park Plaza across the street. I really hope they use that space to it's full potential.

...and the vacant street-level space in Republic Center, too...

I think Corrigan needs some help. Is the gray the original color or was it painted-- can they power wash it back to something better? Can they do anything else to liven up the extrerior or is it to stay as is?

I actually like the way it is. Lighting would be cool. overall I hope they leave the same.


Im not sure they would even be able to modify the color given the historical nature of the building. I could be wrong though.

Looks like 1907 Elm (Tower Petroleum) is going to be a Cambria Hotel (by Choice Hotels). Have reached full absorption with upscale brands downtown?

It's wonderful seeing this corner of Downtown finally coming back to life. This area has been a ghost town for too long. Isn't the parking lot across the road becoming a park?

Maybe if downtown was only about convention and business travel. But downtown is becoming a worthy urban destination in its own right-- people want to stay there because they can hit EMC, the Arts District, Deep Ellum, Trinity Groves, Dealey Plaza, KWP etc. For someone from out of town that makes for a pretty good long weeekend.

So is 1907 Elm already being worked on? I thought they weren't going to start that until Corrigan Tower was completed.

They are working on both in some form since they are so connected to each other. They already applied for approvals for the Tower Petroleum side for a blade sign and storefront format. The designs also show the extended curb on Elm since Thanksgiving Tower has already extended theirs to remove the dedicated bus lane.

From Saturday (left) and this morning (right). Looks like they're keeping the two-tone gray. Much better than the monotone. Now let's see if they'll do something nice with that spire.

Just daydreaming about the importance and sky's-the-limit potential of outdoor living spaces in the concentrated "urban districts" of a Sunbelt Metro like downtown Dallas, I could see the whole of the dark grey part of this building being opened up as a patio for apartments. Could have the same yard space (for pets!!) as a townhouse as well as a super nice patio/deck indoor/outdoor living room. It would be pretty fancy, and maybe quite a few years out, but a nice daydream for me....

That's so cool. I don't think I've ever seen this building with an active store front. Hopefully with these two towers getting done, something will get done with the Hart Building as well.

Disappointing to see the space on the Pacific side that was the Tower Theatre is going to be a motor court.

I believe the developer received approval from the Landmark Commission to erect a sign similar to the original Tower sign but will say "CAMBRIA"

Yes just what we need is more empty venues. Like the struggles with the Majestic isn't hard enough. Most of all those theaters held way too many seats to work in today's market except if we were the center of the entertainment universe and that takes a lot more than a few dozen theaters in a row.

I would've saved the Capri (Melba) between here and the Majestic instead of allowing 1910 Pacific and that awful skybridge. At least the Capri could've been repurposed as the City Performance Hall which, by the looks of things, will never see a phase 2.

Those who led the Arts District charge would have found an engineer to publish a report that the historic structures are unfit for use and that they are a danger to the public. Then the Perot's would write a check to have a new facility built near property they owned. Then Dallas would tear them down and plop a tollway over the site. Did I miss anything?

yes. they would have done all of that without planting trees or regarding the human or natural aesthetic.

Can Jugglers and Water Taxis build the tollway? That way we can create some jobs that look good in the news article but ultimately do nothing to move the economy along since after construction is over there would maybe be one or two permanent jobs created.

As for the project this thread is about. They have taken a full lane from St. Paul for parking equipment and storage of materials and lots of construction workers on site on both sides of the project.

I didn't see much that was new except I did not know there was a Tower Petroleum sister property in Houston. That part was new to me and that tower is also being flagged as a Cambria Hotel. Outside of that I didn't see much that we didn't already know.

WAY too squirrelly and awkward labeling for this project. I guarantee that whoever they hire for that front desk is *not* going to try to answer the phone like that. Either they'll get interrupted by impatient callers, or some will think they reached an oil/gas firm instead of a hotel & residences.

Maybe, but it would be difficult to be a downtown-area hotel (much less hotel with residences) without some kind of driveway and covered entrance.

I'm always amazed how many hotels there are downtown, it's actually really surprising they all can be supported and more are under construction. Wish some of those were apartment buildings.
