They are enclosing the office space first so they can start building out the interior walls for tenants. The garage enclosing process is the last thing on their to-do list.

Are the parking garage plates included in the 25 story count? If so, does that mean this building has only 1 floor to go until topping out?

Yes. And it appears they are now working on the top floor. Only the "crown" remains.

I'm curious to know how expensive these multi-purpose garages are compared to underground garages. I used to think that a building that took the time and money to build an underground parking garage would really make things better for the surrounding area, but, honestly, if a developer can build a building with a garage that can be converted down the line, then I am perfectly happy with it being above ground. I'd imagine this would also make things quicker and easier for developers, and it would add some height to the building, so this seems like a win-win.

1100 Wilshire blvd in LA was the first to come to mind... But, looking at it now (if you dare) it's still less parking than functional space.

Another one is One Biscayne Tower in Miami, and it's a very prominent building since it's unobstructed when viewed from Biscayne Bay.

Marina Towers in Chicago is a bit like that but probably has more residential than parking space, although the parking is all exposed so it's ugly. See the movie The Hunter with Steve McQueen for a good chase scene inside the garage.

I do think Marina Towers has "iconic" status even with its exposed parking.

This is a very annoying feature of some of these new buildings. 1920 mckinney is like this as well. it has something like 7 floors of parking? I go to it's we work location now and then and its such a pain to drive up 6-7 floors, not to mention dangerous. There is zero visibility around the corners and they are quite tight. on multiple occasions I've just parked on a lower floor, taken the parking elevators down to the lobby, and then took the building elevators up to the actual interior space just to save myself from the hassle.

I agree, The renderings looked a lot more interesting. I will wait to see what the final product will look like. Maybe they will add some stuff to give it some character.

I absolutely hate this building. What a waste. Even throwing in some exciting lighting package at night can't spruce this one up

This looks like a 1980's building that belongs at Keller Springs and the tollway. Even that wouldn't have this much parking!

The side of the building shown in the last photos is 1900 Pearl's "dead" side, for what it's worth. It's like the back of Blue Ciel...the people designing it gave up on the final 1/4 of the building. In both cases, the other 3/4 looks much better. :)

Normally I try to be as optimistic as possible on these things but this one is hard. From certain angles, it is starting to look like the monolith from Space Odyssey 2001.

We've been getting a few monoliths lately, with Richards group and then to a certain extent, this. This one's definitely not inspired architecture, but I think it will look better once it's done.

I think Tam has a point, if they would have designed a tower that looked just like the Monolith, it would have looked better than this.....and it would be famous. This is just ugly and it blocks the view of Museum Tower on Woodall which was actually a pleasant view.

When I look at this building I think to myself this is nothing more than your neighborhood fixer-upper equivalent meant for nothing else than revolving rent...parking garage included. I'm disappointed that a striking tower doesn't occupy this highly visible space as pointed out prior. I'm sure I'm ignorant to all the economic dynamics involved that leads to this type of building, but this one, like the Richard's Group's "compliment" to City Place, escapes me. These increasing types of buildings make me hope the architectural movement will, at the very least, re-adopt post-modern expressions. Kuddos on the comment that a "strong box" (tall box) would've served this real estate better.

As I felt with the Richard's Group I don't have the biggest problem with this much parking in buildings right now as long is it is attractive as it is in both buildings.

Hopefully what we will see happening is in the coming years is that as parking needs decrease inside these buildings they will open the parking to the public and buildings developing surface parking lots and low rise commercial space will point to them to justify significantly scaling back code required parking as their tenants can just park in the nearby public parking garage instead of making them develop their own.

Don't worry, the space won't need to be converted, it will stay utilized, just by tenants of other buildings not their own.
