Downtown Dallas: 400 Record Street

Postby Tnexster » 10 Nov 2016 10:32

What's up with the top of that 400 Record Street tower in downtown Dallas?

http://www.dallasnews.com/business/real ... allastower

Anyone who's been to the southwest side of downtown Dallas lately is asking the same thing - what's going on on the top of that building?

Construction crews have been dismantling the upper floors of the 17-story former Belo Building at Young and Market Streets.

Now called 400 Record Street, the 1980s high-rise is getting a top to bottom redo.

Most noticeable is all the work on the upper three floors where contractors have removed the granite and glass exterior.

This one looks like a pretty nice renovation, reconfig, update, whatever.... The train to Houston promises to bring quite a bit of activity to this corner of town in a way that a sports arena or convention center could not. South Side will likely host most the train company's station-complex of commercial enterprises (hotel, car rental, retail, dining), turning the Canton-Cadiz one way circular to the Farmers Market into promising taste of city life, but the inevitable 'bridge' to the CBD will merge together Sports-Hotel Streets with Canton-Cadiz Streets. Effectively finding significant use for virtually abandoned property flanking the southern half of the convention center.

Putting all that land into (extremely productive) use will find willing & waiting property like this former media fortress highrise.

Former Mansion chef dreams up gold-plated French restaurant for Dallas

Sounds great...but does anybody know what this stuff is?

There'll be gougeres with Gruyere and truffle salt. Escargots beignets with green garlic aioli. Salmon rillettes with horseradish and warm scallion bread. There'll be crispy morcilla and onion tart with pickled mustard seed, braised rabbit torte à la royale, salt-baked celeriac, potted duck confit with foie gras and passion fruit gelée, and Dover sole Meuniere with confit potato and warm gribiche sauce.

So this is the plaza that will have this new addition at 400 Record plus the new Courtyard too, correct?

The retrofit of this building will help bring some life to the area. Will be a great addition with the nearby hotels.

Since 2015, diners have eagerly been anticipating the arrival of Bullion, Chef Bruno Davaillon’s return to the Dallas restaurant scene. Now, it looks like the restaurant is finally preparing to open its doors.

Originally expected to arrive at the end of 2016, Bullion is now planning an early fall opening, reports GuideLive. The restaurant has seen lengthy construction delays, due in large part to the fact that the entire building at 400 Record had to be gutted to make room for Bullion. In addition to the upscale spot, Davaillon will also oversee Bullion To Go, a grab-and-go spot for sandwiches and other quick fare.

I've never heard of this restaurant or this chef, but I'm excited to see some more things to do in this part of town.

A quick reminder that just because your company logo may look good on letterhead, that doesn't mean you should put it on a building facade. Here's what will go on top of 400 Record.

Very true, though I think that logo would look just as tacky on letterhead. What an awful logo!

It's not even readable from a reasonable distance let alone in a far away pic from the freeway. It's sad when a company thinks some branding isn't a valuable expenditure.

The area around this would be great for apartments and condos with ground floor retail. It's right in the middle of all of the active areas of downtown.

They have put LED lights around the giant rectangular window on the east facing top floor of this building. Looks pretty good at night, very similar to the lit square on one arts plaza.

I just don’t care for the company’s logo. Especially, on this building. It looks like a pimple on a clear face. But hey...that’s just my opinion.

Honestly, the new architectural detailing at the base of this building does not fit it at all and looks absolutely terrible. This building was mutilated by additions that will be removed in 15 years.

The logo is unoriginal and a rip-off of a Windows 98 Word clip art. The American theme could've been done whole lot better.

Speaking of ugly signs and considering they must obtain a certificate of appropriateness from City Plan Commission, how was this sign for 1700 Pacific ever approved? Does that phone number even work anymore?

Even though it's off topic, half the businesses mentioned on that sign aren't even there anymore.

At least 7 of the businesses on that sign are open but I agree its a gawdawful sign. I talked to some real estate people about that building and if I had more concrete news I would post in a thread but last I heard they have plans for a major overhaul of the building including the grounds surrounding it but they have neglected to move forward and the building continues to bleed tenants.

As far as 400 Record street goes I hate the logo but I think the renovation while dated and will probably be removed in 20 years was a needed refresh. I like that they opened up the penthouse as a sky-garden. The building is an island surrounded by Belo land that they have not tried to redevelop but instead turned into a series of boring useless plazas, sculpture gardens and parking lots. The best thing about Belo being bought out and the DMN leaving their original digs is there is lots of land for redevelopment over here now. You almost have a Victory Park like scenario of land available if someone goes for it. Plenty of room for new apartments, office, retail all connected to multiple transit options. Amtrak, DART Train/Streetcar/bus and highway.

Sorry for the topic detour, and yes I believe the logo is awful and the renovation embellishments try too hard to be "on trend". However, the basic premise of opening the lobby and adding a restaurant plus shade structure that engage the park in front are absolutely right on the money.

They've taken an ugly fortress that belongs in a Robocop sequel and made it much more approachable.
