As Deep Ellum project wraps up, developer eyes Turtle Creek for 20-story tower

Though Charlotte, North Carolina-based developer Crescent Communities is still a few months away from finishing up work on its 231-unit Novel Deep Ellum, the company appears to already be planning its next Dallas development.

That next development could be a 20-story residential tower near Turtle Creek, according to a document submitted to the Texas Department of Licensing and Regulation.

Called Novel Turtle Creek, the tower would be located at 4223 Irving Ave. on land currently owned by AT&T. The land has not recently changed hands, according to the Dallas Central Appraisal District.

Being designed by WDG Architecture, the tower could break ground as soon as February 2020 and could cost $75 million, according to the document. No information was given about the number of units or additional features, like ground-floor retail.

But not too far away from Street Lights which is proposing some height at the corner of Oak Lawn and Lemmon. Seems like the Oak Lawn/Lemmon area is seeing enough demand now to convince developers to propose highrises.

The view is good and its within walking distance to Tom Thumb and Turtle Creek. A lot of the people I am seeing moving into these new buildings are brand new to Dallas. They simply want a decent view and in an area that looks kept and the view north from this tower would be mostly treetops and skyline in the other direction. The neighborhood is quiet and at the entrance of the Park Cities so it will lease just fine with Turtle Creek as part of the name. The developer will say they are in Turtle Creek and they will get away with it just fine.

Bring it on would love to see more towers on the west side of Oak Lawn. More density less Oak Lawn committee suburban zoning.

I wouldn't be surprised if this somehow gets squashed down 3-5 floors.
