Yeah, I like the looks of that rendering for sure! I am guessing they now have the land they need to accommodate the valet stuff that seems to be getting in the way before as well as the parking needs.

I like how this project is situated between two buildings and doesn't take up an entire block. I'd personally like to see more developments that are built this way. It adds a nice touch of aesthetic cohesion.

Thanks for posting that. I didn’t think to look under the law firm address since the previous proposals of the hotel were under the address of the empty lot.

They apparently plan utility work of some kind in early June, assuming permits/financing/whatever the reason for the hold up is resolved. Hard to believe since this has been discussed for around 5 years now ..

The new Dream on Printers Alley in Nashville, funded by local investors, topped out in late October 2017. One has just been announced for Buckhead in Atlanta:

Does anyone have reason to believe this project will actually ever happen? ( Last update from developer was they resume demo - that was started December 2017- in November).

I've driven past the side multiple times in the last month. The brick building is still partially demoed inside with plywood over some of the openings. It's sad how bad it looks.

It has now been one year since they put up the fence and barriers. They did about one week of initial demo of second floor windows on red brick law firm. And nothing else.

Homeless still live in that building, property owner is not exactly keeping area clean, safe, locked, etc and they are cited by city for the overgrown grass field regularly.

Latest update is demo continues in April, so another four month delay (which brings us to about 6 years since first brought up)

I've stayed at the Dream in LA and NYC (the Downtown one) and they've both been great/fun. I sure hope this happens in Dallas.

That's really reassuring to hear. Honestly, when this was announced, it was one of my most anticipated developments. Of course, that was a while ago, and so much has happened in Dallas since then, that this was has quickly become something I care very little about. I'll admit, I know next to nothing about Dream Hotel, so I'm glad to hear that it would still be worth it, if/when it does come.

Is it at all possible that DREAM would pursue a location with another developer? I mean the Central Market project just down the street now includes a second tower meant for a hotel or possible residential in addition to the already seen office tower.

They might be waiting for the neighborhood to mature a little more, the land has been purchased, right? Maybe after the one-way streets are functioning two-way streets the Dream Hotel will get going...?

The city has to come down on them eventually for letting the brick building sit there half demoed. I don't even live that close by but its a real eyesore every time I pass by.

The city doesn’t seem to care at all. It’s been that way for a year and absolutely nothing has been done. I’m not sure there’s anything they can do. Is there?

It's one of those things where you have to piss off the right person in city hall and then they send the hounds. The Beck Group did that over their multiple delays and denials. A lot of council members made a big deal about the Valley View project creating all the buzz and sticking their necks out to get all the zoning in place. This project is small potatoes compared to that.

Totally agree. The city has no motivation or reason to get involved. Neighbors need to contact Kingston’s office and raise a stink. And chances are he’ll do nothing.

Surprisingly, Code Compliance was at the property cleaning up today! Demo permit has expired and apparently has not yet been renewed (but has been applied for). Might that explain some of the current delay?

I’m not convinced this is a reflection of Dallas market conditions. This development has been a cluster bomb from the beginning. I for one am hoping they just walk away and someone else acts on this piece (now two pieces) of land.

To some degree, yes, but sometimes you can have certain exceptions. The Dream Hotel was announced years ago in the middle of the booking market, and failed to get off the ground.

I agree the market might be slowing down a tad, but you can't just point to one development (such as the Dream hotel) to make that claim.

Agreed, this is definitely not a reflection of the market as a whole. The dream hotel has been in limbo from the start, the fact that even came back to life is quite shocking. Plus there are 2 upscale hotels that recently started near by showing it's quite possible to move development of this scale in the current market

So show me all the new announcements and groundbreakings of tower projects in the Dallas urban core other than what is already under construction. I am concerned that the Central Market mixed use at Lemmon and McKinney could be delayed at this point. Heads are in the ground if you don't think the Dallas market is winding down rather quickly. The world markets are slowing and China is in trouble as well what is going to drive new buildings in Dallas over the next few years?

Well a groundbreaking would also imply something is under construction... But a few projects that are under construction or that have been announced are:

- Central Market which you mentioned
- Harwood Hotel
- Harwood Forum
- Uptown Marriott Hotel
- Hillwood Tower
- Hall Arts Hotel & Residence
- The Victor at Victory
- Flora & Olive Tower
- Weir's Office & Retail on Knox
- TC Oak Grove Residentail Tower Uptown (announced in Dec)
- The Link at Uptown. 22 Story office Tower (announced in Nov)

I mean those are just a few... I'm probably missing some, but there are certainly projects out there still making announcements. Will all of them get built? Of course not! Will some of them get built? Absolutely! I think 5 of the projects I listed are already under construction. The market is changing but I think Dallas is stronger than most becuase of it's diverse business climate.

I agree that the market seems to be slowing down, I was just saying the Dream Hotel isn't a good indicator of that, that's all.

What I'm noticing is there are less developments going on these days, but the developments that do happen are of a higher quality.

I don’t think Dream is a good indicator because there were/are other issues - like the fact that they didn’t plan on or factor in the neighboring buildings’ demands for underground parking only. But I don’t know. Maybe that kind of thing doesn’t normally kill a project in a super strong market. Plus, financially Dream seems to be a mess.
