A Dallas S&L-era businessman used to (during the 1980s) own the two 19-story valet-only decks at Marina City in Chicago. Cylindrical.

Harwood's super likely to use blue glass to wrap the new one.

That is straight up what the permit on TDLR says,

Class AA office highrise: 42 stories in height, 15 levels of parking , 20 levels of office and amenity spaces, ground level lobby, dock, retail & restaurant, and roof top restaurant/observation deck

So it does. That doesn't answer my question of how did the other reporter come up with a different floor count.

That other article specifically said plans filed with the city showed a 40-story building. So, perhaps whatever has been filed with the city shows something different (and perhaps more accurate) than what was filed with the TDLR.

No, I believe that planned pair of towers was across the street. This one has a render somewhere from the past, wonder how close the new plan will resemble the old?

Harwood is known for starting projects with almost no fanfare and no published renderings. They take a very low-key approach, if in fact they are starting to move forward here.

Should we be expecting some activity this week? Thought i saw 3/3/2020 as the start date on the official filing forms with the city for this project and it looked like they were doing some utility work earlier this month

Any idea how this building is supposed to add up to 1 million square feet of space? If it's just 20 stories of office space (according to the dmn article as the rest of the height will be above grade parking), 1m sqft seems like quite a lot. Most of the 20-25 story towers in uptown are 300k sqft.

True, am also guessing that the actual square footage per floor is more than some of these other Uptown towers as this one may be much larger. I also don't believe 15 + 20 equals 40 or 42 so someone is off on the floor count here and am guessing there are more than 20 floors of office planned. More floors and larger floor plates could equal something closer to what we are hearing.

Technically this XII, but set to begin by Summer. It's being designed by Harwood and a yet to be publicly named international architect. Renderings will be released when the architect is announced. It'll be 40 stories, 500K sf, will include a restaurant, 13K sf garden on the 19th floor along with lounges, fitness center and kitchen.

It still seems like more teasing for the sake of keeping potential tenants interested. Most of whom who I assure you have seen renderings already but get nervous when the developer isn't showing off his latest trophy project.

The only thing I can think of is that part of this parking will be used for the AAC. I believe there are contractual obligations that require the owners to provide 3,000 parking spaces for AAC events. With current and future developments set to gobble up surface parking, this might be the solution?

^^^Now, that makes sense. I just can’t imagine a single building needing a stand-alone parking garage and a parking garage in the office building itself.

Per the Business Journal story a few weeks ago, 40 stories. If built (a big "if"), this would be by far the tallest office building built in Dallas since the 1980s.

Is this going to be 20 stories of office space on top of 20 stories of parking?

The only way we will get taller buildings is to do mixed use towers with office, hotel and/or residential.

I still can not imagine being stuck in that garage trying to leave after an event at the AAC. I mean, of course, the police would have to stop traffic and focus on emptying the garage but still, damn imagine arriving and having to drive 20 stories up for a decently big event to park then realize at the end of a good game that I guess I should find a bar nearby cause why wait 15 stories up in a parking garage in slow-moving traffic.

I hope they do a good job disguising the garage to look like an office building so that it’s not totally hideous and actually enhances the views of the neighborhood.

A 45 story office tower with a parking garage next door. That's actually kind of a pain to have to drive up, go down, cross the street and go back up again. You'd think they could have at least buried some of it.
