Shraman South Asian Museum

I had forgotten about this proposal but it was mentioned on another thread. Something is wrong with this picture: -Southeast Asian Museum Site = 4.7 Acres -Perot Tower / B of A Site = 1.75 Acres What else should go here? (I do not oppose the museum. But there is an opportunity to do that and more.)

Sam's Club was an incredibly stupid use of such a good site. Now TCC will make 10x the money with a mixed use development. The neighborhood should get a cut of the value they added.

The website says RBM will offer rentals. And that Local Press + Brews will have a spot on Houston open to the public. I was not expecting any retail here--this is very promising.

I am hoping once the Ascent is stabilized they move over here--but the neighborhood is more than ready. There are enough attractions to support several more towers.

Deep Ellum is rapidly emerging as the rival to Knox for the best walking neighborhood in Dallas (and since the vibes are so different, both can be best). Easily more bang per block here than McKinney, Lower Greenville or EMC.

But with all this attention, they need to keep it real, that's all.

On the other hand, I am struck by the visual gateway the two buildings form as you enter town on Woodall from the east. It is an impressive entrance now.

(But I still wish 1900 was blue too.)

This building has always had a deficit in street presenence. As a result, this end of Ross is simply dead and impersonal. The owners cannot duck the problem with a lobby upgrade. The dead street scene has always hurt the building and rents. If they abandon the retail, it will continue to hurt them.

Do I correctly recall that Goldman leased in TCC for $20 psf? Something in that range would be irrestible to a tenant renewing in that building. Not to mention the new amenities on the way.
