Let me be clear I don't hate Fort Worth or its skyline just photos reminded of some of the things in Fort Worth. I will go on the record though that I prefer Downtown Dallas any day over Downtown Fort Worth. ;)

I am confused why some random bar in Atlanta has anything to do with the locally owned BJ's NXS in Dallas. BJ's here wasn't even doing badly in terms of its financial position. This was purely a case of a new property owner kicking out all the tenants.

One thing I agree on is reworking the one-way streets right there. Simplify them and remove the one ways at least from I-30 south.

Makes sense for the area and at least it's not another restaurant. I love eating out as anyone but there is a "high end" restaurant apocalypse coming. The mom and pops don't tend to be welcome in these newer spaces which can be stable businesses that do more affordable things in some cases.

What happened here is Corgan isn't a developer so they partnered with a developer to build the building they will lease from Crescent for really good terms since it's their property in the first place. Corgan is an architecture firm after all not a real estate developer.

What I would also look at here is that all three serve certain parts of the housing market better than the others. So the price points are being hit depending on how far, affordable you want along with good school access if you are a family or how close a social scene is if are a single person.
