All good explanations of your concerns I would say! I do always wonder how well DART transportation engineers work with city transportation engineers on street design. Keeping in mind the developer submitted this design to the city at some point before they made a formal proposal like the one above....

Those numbers are driven by the American Airlines Arena contract requirements. The operator of the arena is not here to argue urban redevelopment and reduced parking for transit use. I think whats nice to see is if that rendering is accurate it has an underground garage rather than a podium. You can see a ramp going underground near the green space. It still looks very suburban as far as site layout but an underground garage is a nice shift.
