They had to keep the buildings historical contetx. That's the original stucco color from the 60's. Blame the guy put the stucco on there in the first place.

The building was never under-valued. Sadly, Doug's gym was just outdated and people have other options in downtown. They had an incredible run but the taxes are to high for a stand alone gym to make the owner a favorable margin. Simple.

The Downtown Dallas 360 plan shows the intent of removing the off ramps off woodall. That alone will make a huge difference So if that happens, will the only eastbound access be the Pearl (/Olive) exit? I suppose.
