I hope this will spur growth among the sea of surface lots in the east part of Downtown. I feel like this area has great potential for some condo towers like in uptown. Just a dream though... With Pacific Plaza's construction wrapping soon, I'm betting we see those nearby lots built upon much soone...

Jefferson Blvd sure seems to be next up on the gentrification railroad, but yes, perhaps not in this cycle. 10 years from now though I can see it having Bishop Arts-level momentum, especially if the I-35 deck park happens.

Trying to drive down Henderson in front of 77 Degrees last night at 1:00AM was a sh!t show. And frankly I'm not bothered by the traffic; I'll just use alternative routes on the weekends. Totally agree. Its exterior is a poorly executed mess and as baffling as the juxtaposition of Irish and tropical venues is, the most confusing thing to me is that despite its biggest selling point being its view of Downtown, Downtown isn't visible from the majority of the venue. I just don't get it.

I don't want to get my hopes up too much, but over the weekend I noticed a bulldozer and a few other trucks on the site of that big Henderson Ave development. There has been some utility work happening on Henderson so this could just be staging, but maybe not... :)

^^ I'd take a streetcar over D2. Being able to take a streetcar from East Dallas to Bishop Arts, stopping along the way in Deep Ellum, Downtown, etc, would be a dream.

Removing 345 would be tremendous, and hopefully Uber's arrival will speed this timeline up so the money which might go towards the current Carpenter Park can instead be used on a better park space that doesn't need to accommodate an ugly elevated highway.

In one of the Rail/Transportation threads, it looked as if the entrance to the D2 subway had been shifted to allow development on this site, so maybe the rail won't be cutting through it.

^^ That, all of central Dallas, and the entire region! The Epic is 10ish minutes from my Knox Henderson 'hood, which is one of a host of in-town areas, like Oak Cliff, Uptown, the Cedars, Design District, Oak Lawn, etc, I can imagine Uber home shoppers considering.

I wonder if the building's new C-shape will better hide the garage. I also prefer the taller design but the building's opponents did have a point about the ugliness of the building's rear. The view from Lemmon wasn't very appealing.
