You're right about DE though. After years of just being head shops and tattoo parlors, it started attracting more bars, restaurants, and retail that appealed to a gentrifying crowd, and the last development cycle really sealed its fate as the next neighborhood to become a yuppie playground. I feel ...

The new retail on both sides of the street looks like a very promising configuration. This may become the lively block that the Arts Distirct has needed. With the more affordable restaraunts here, they might even draw some foot traffic up from KWP.

Re: Downtown Progress

I agree—-I think that a lot of downtown land sits idle for decades because it is zoned and priced for 50 story office towers that the market will not support. The low rise residential in the Farmers Market seems to be doing well. If developers don’t want to be that low, then some 10-12 story residen...

I think Dunhill is a little too proud of their building sites, and that’s why DD is stuck in neutral. I couldn't agree more. DD is poised to be the next great neighborhood in Dallas along w/ DTD, but things seem to move at a snails pace. I don't want to see total decimation of the existing building...

I'm actually a little surprised we haven't seen one or two more residential high rises going up in DD by now. Maybe as the park comes into focus we will see more activity. Dunhill is keeping too tight a reign on the DD. I find it very telling that while new projects are being floated in almost every other neighborhood, very little is even on the drawing board here. They risk missing the market, at which point they become another Spire/Midtown. For as long as they have...

Once Victory Park Lane gets more built out the area will be worth walking.

Under construction now are Ramen, Dibbs, Coworking/Coffee, a liqour store and Hero.

Already open are Imoto, Billy Can Can, Mesero, It’s Sugar, W, Neo, Cinepolis and sundry smaller shops.

So it’s getting there.
