Re: Uptown Dallas - Field Street Development [North End Apartments Site]

Chances of that tower being 890’ tall is zip. Doubt that the FAA would approve that tall since most approved heights in that area are in the 500s.

Re: Uptown Dallas - Field Street Development [North End Apartments Site]

I hope the building heights shown are realistic - especially the tall one in the middle. Often these initial developer plans and renderings get dumbed down-sized as time goes on.

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt

A supertall would have been nice, but I'm happy for anything taller than Museum Tower getting built. I just hope it's visually interesting. This and the Field st district will serve as the visual bookends of that side of downtown for anyone at Klyde Warren. This height isn’t bad if it’s architectur...

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt

That round tower was Hillwood’s first (or second?) conceptual iteration - by far the best AND most unlikely to be built. Rono3859 has a great idea to make it mixed-use, but Hillwood is too conservative to take on such a project. Their original stated use for it was all office, which require a substa...

Re: 2401 McKinney tower

It’s a great looking tower (I like the reflective glass) and it’s nice to see a developer in this area propose something taller than 20 stories and make the parking underground. Kudos to TC. We’ve criticized them before for being too conservative so this is a great change. I do wonder why this type ...

It is a big win for this area. Although the fact that Trammel Crow is the developer should make everyone lower their expectations on architecture, style, mixed-use, etc.

Kudos to Crescent for proposing a taller tower, putting the parking underground, and caring about pedestrians and streetscape on their frontage. Other developers should take note.

Remember that Hillwood was originally a warehouse/industrial developer. Likely why they started Alliance and have been successful with it. With the exception of Victory most everything else has been safer plays.

Agree. As many have said in these posts, Hillwood is too conservative and too careful for something that pushes any boundaries. Build, lease, sell ASAP.
Whereas Crescent seems willing to do more..

I agree with The_Overdog on the lack of vision presented for the parking garages - both the entries from streets and connections to the mall. Most of the mall patrons will be parking in these same existing garages and may never see the extensive streetscape and landscape improvements on the west sid...

At the right location in the CBD, like near KWP, I think it would work. The new office building on Pearl on the CBD side that sold for a record amount per sq ft could have been mixed use and taller. Might have been a challenging site for it but that’s what we’re talking about. Another example is th...

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt

I think the best chance for a CBD skyscraper would be for AT&T expanding their headquarters site - and that’s if the company is successful and decides to move a portion of their employees down here from New York. A tall mixed use building there would work if the office portion was “pre-leased”. ...

Re: DALLAS to HOUSTON High Speed Rail

The devil is in the details on getting a HSR type corridor through Austin for a HSR station downtown. Until it’s studied in detail (Environmental Impact Statement) with cost and many other factors considered it would be hard to say now. IH-35 might indeed be very difficult but perhaps another corrid...

I wish SW downtown had more development with Hunt. I do feel like it's got great potential. Re: Cityplace East: ACS/Xerox redevelopment

That’s an impressive development if it all gets built. The DMN correction to $2.5B for the whole thing seems high for what’s shown. Seems more in the range of $1.5 to $2.0B. Regardless, this is much better than the TC development.

Re: Uptown Dallas:Trammell Crow Tower

Hard to know. Built in the early 80s, the Infomart is an exception to TC’s usual conservative design. Perhaps it needed a wow factor to attract the type of tenants (not the usual office, etc) it was designed for at the time. Back then economics weren’t the ultimate driving factor they are today.

Trulucks could be just posturing. Obviously there is some price that would entice them to relocate. Probably provisions in their lease agreement that allow it. Otherwise why would TC waste their time?

Definitely aware of the challenges of the office ownership on the east side walling off access to the mall, but that can’t be an excuse. In a previous post I suggested that UBS buy the office properties and recombine into one like it used to be under Hines in the 80s and 90s. Improvements can be mad...

My original post suggesting “trenching” I345 (like US 75 to the north, not tunneling!) being the only viable option in a future rebuild drew some good conversation. To clear things up trenching this highway doesn’t preclude trenching I30 (realistic) or I35 (unrealistic). I30 probably would be on the...

Hillwood is a very conservative developer and not likely to risk going tall or trouble with a mixed-use tower. They’ll have to sell this parcel to someone else for either to happen.

Mr. Perot: Prove your naysayers wrong. Think big and outside the box. Build it tall (tallest in the Southwest) and build it right (vibrant at the base..). Buy the Oncor building next door and extend the synergy east closer to Klyde Warren park. Makes your property and plans worth even more. Thank yo...

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt

Lots of talk here about building a super tall vs street level attractiveness. Why do the two have to be mutually exclusive? Seems like a tall building (mixed use hopefully) with more people gives more possibilities for something vibrant at street level.
