Re: Las Colinas/North Irving Development

From the P&Z Agenda... It looks like the lot behind Champps is going to be office... Another interesting note from the Agenda, but looks like Centurion American is looking to purchase and develop the old Dallas Cowboys Headquarters. They're proposing 37 acres of single family and townhome uses.

^^ It'll probably be on the next P&Z meeting agenda. Look for that info to come out tomorrow (assuming P&Z is meeting next Monday). Also at the Music Factory, they've started to tear down the plywood and put windows into the remaining vacant spots. Looks better for sure! I am surprised that ...

A few notes today... 1) They are clearing the pad site in front of Whole Foods. Last I heard it was supposed to be one of those quick ER businesses. Re: Harwood Int'l District: No. XII Harwood Hotel

Interesting! Wasn't Harwood XII scheduled to be an office tower near the AAC? I guess the 2 obvious questions are 1) How tall of a tower are we looking at 2) What Hotel Flag will occupy the tower... Curious to see a rendering. I've generally always liked the Harwood designs.

This project and the Irving Music Factory are not even in the same category. They won't be competing with each other at all. This proposal calls for a 1000 seat theatre. The Irving Music Factory has a seating capacity of 8500. Even solely as an indoor venue the Irving Music Factory still seats 4000....

Alamo Draft house is now giving 'FULL VALIDATION' instead of 2-hour validation. So now you can feel free to hang out in the area afterwards. I have no doubt the Texican Court will be first class... If you look at the other Valencia Hotels they're all really nice. Yes, so this is basically under the lawn of the Pavilion. It's about 10K sq ft. This is way more impressive than Big Beat if you ask me. Now let's just see if it actually gets built. Looks like a very expensive build-out!

Re: Uptown Dallas: McKinney/Boll Tower - 2614 McKinney Ave - (18 ST)

I've always been somewhat perplexed by the fact that our best local chefs tend to stay far away from opening concepts in Uptown. You see areas like Knox / Henderson, Greenville Ave, Deep Ellum and even more recently the Design District attract the local talent. Is it the rent or is there a perceptio...

Yes, the tent was just temporary! They have a permanent canopy that they'll be constructing. It's supposed to be retractable so that they can "uncover" the plaza when the weather is nice or at night, and then "cover" the plaza area when the sun is overhead, raining etc... It's go...

I had always hoped that McKinney Ave would develop the way Knox has (but X4)- from the Crescent down to West Village. Sort of one long shopping / dining destination. Having a McKinney Ave address comes with a premium rental price yet there is very little on McKinney Ave to justify it IMO. Knox / Hen...

Re: Las Colinas/North Irving Development

I always thought it was a mistake by ARK to not only lease them 6 spots, but to give them virtually full control of the Plaza. If you remember, some of the original concepts were going to be an Irish style Pub and a place akin to Hook, Line & Sinker. I get that they're really trying to create a ...

Yea, honestly this type of concept wouldn't even work in Uptown or Plano. I give them credit for being bold and wanting to really turn this into a place of 24-7 music but it's not realistic. I don't really think Victory is a good fit for Amazon. It was too many cobbled together parcels and seemed a bit spread-out to make sense. The Smart District makes far more sense to me. Plus, if this tower was going to be for Amazon and they needed 500K sq ft we'd see them just add 2 or 3 more floor...
