Sounds like Pacific Table at Water Street is opening next week... Official ribbon cutting is on Thur Dec 12th. They might already be doing a soft opening now, but haven't walked past in several days.
Makes me wonder if there are any plans to eventually replace that RREAF Holdings building. It seems ripe for demo for a much larger mixed-use project especially with the pending addition to Klyde Warren.
The arena was actually built to attract national sporting events as well... Games for the 1st and 2nd Round of the NCAA Men's Basketball tournament will be played here in 2022 (that's a big deal). It's also scheduled to host the NCAA Gymnastics Championship this April. Texas A&M and UT are havi...

I sent my findings to the DBJ and they actually did an article on it :) https://www.bizjournals.com/dallas/news/2019/11/27/verizon-varidesk-varispace.html My assumption would also be that if Verizon is developing a Phase 2 project at Hidden Ridge, that the 450K sf office portion would most likely be...
There is a little bit more movement coming before P&Z next Monday pertaining to Hidden Ridge. Verizon is requesting variances for front and rear yard setbacks for proposed offices, parking garage and retail. So while progress has been slow it's still moving along. Hopefully we see some concrete ...
That's Charles Schwab, Core-Mark and McKesson all Fortune 500 Companies relocating / relocated from San Francisco to DFW. In my mind I picture people in San Fran saying, "We lost another Fortune 500 company to Dallas, DALLAS?!?!"...
I remember back in September seeing a few stories about Varidesk signing a 200K sq ft lease with a Fortune 20 company at their Las Colinas project. I was scanning the City of Irving permits and noticed a few permits were pulled at this location listing Verizon as the tenant. It was for about 30K sq ...
I know tunneling can be super expensive and takes forever to accomplish, but what about something similar to the 635 express lanes... They dug down so that the express lanes are buried, and then you build a series of parks on top of that. Perhaps even turn it into paid lanes. Want to take the 345? I...
At the latest D2 subway meeting, I asked about the Hidden Ridge DART station, the one adjacent to PNR on which construction still hasn't started. I was told that the cost estimates for the project had increased and DART was having trouble procuring the extra funding or something like that. Updated ...
THE LOON IS CLOSED!!! Long live the Loon. Here is the story. http://dallas.culturemap.com/news/restaurants-bars/11-19-19-the-loon-uptown-breadwinners/ But it sounds like it is moving, no? Yes, it is moving... http://dallas.culturemap.com/news/restaurants-bars/11-19-19-the-loon-uptown-breadwinners/
Looks like yet another hotel project is coming before P&Z tonight... This will be a 7 story new Hilton concept on 114 in the Urban Center. From what I can gather it looks like it'll be a Motto concept. This will make 7 hotels that will go up on 114 all within a 1/2 mile of each other, and 12 hot...
Probably nothing, but someone has been kicking the tires on the site of the cancelled Market Street development... Crews have been taking soil samples for a week now.
Another day another hotel story... An Austin developer is proposing a dual branded 19 story Hilton Hotel at Oak Grove & Hall Street. The 2 new brands by Hilton would be Motto and Spark. https://www.dallasnews.com/business/real-estate/2019/11/12/high-rise-hilton-hotel-in-the-work-for-uptown-dallas/
I'm hoping this will bring in the Conrad and a Mandarin Oriental brands. Get them built in time for when the Superbowl comes back. I think speculation is that Mandarin Oriental will be opening in the 2999 Turtle Creek development... I actually like this project though. I think the final product wil...
IT Consulting Firm Gartner is expanding its presence in Las Colinas with a 55K sq ft lease. That's a lot of space! The market in Las Colinas continues to be strong.
For what it's worth, the project no longer appears on LoopNet and I can't seem to find it on the Hillwood website. I would say this is either going through a new design process or it's d-e-a-d!
^^ It could be something, but not really too much to report right now on Hidden Ridge. This case is going before P&Z on Monday. They're simply trying to replat 2 lots in Block A into 1 lot for FWY (Freeway) uses. It's about 9 acres. Hopefully just the first step to a much larger announcement.
Looks like Fit Factory has leased the space next to Total Wine. Appears to be a small chain out of Mass with 6 locations and expanding into DFW with Colleyville, Garland and Las Colinas. Looked at the photo gallery. Appears to be a nice place!
The first of 3 new building for Cypress Waters will kick off this Spring. Up next will be this 10 story office building. These will go up on the opposite side of the sound. Renderings seem to show perhaps a few more restaurants will be added to that side as well. Nice little slideshow on the link: h...
As someone that lives in Las Colinas where JPI is not only headquartered, but where they have built 12 properties. I can tell you that their designs are crap and lack any originality. They've basically ruined the Las Colinas Urban Center with plot after plot of boring designs. They're entire model i...
^^ How exactly does this work? It doesn't say anything about leasing more space. Sounds like they will remain in their existing footprint. How exactly do you squeeze 575 'new' bodies into an existing building? Were they that empty? I was kind of thinking the same thing... From what I can gather the...
Microsoft is growing it's Las Colinas campus. It'll invest $31 million into the current location and add 575 new jobs. In return they'll receive incentives from the City, as well as, $4.5 million from the Texas Enterprise Fund. Great add for Irving!
Water Street has signed another tenant... OUZI Mediterranean is going into the spot between The Gingerman and Creamistry (about 4K sq ft). There are only 3 spots remaining and 1 of them has a pending lease.
I am still hoping they can come with half-decent park space that is less side hustle and more feature-rich. Something that has some of the presence of a Klyde Warren aka signature park. This site for the hotels above wouldn't be a good candidate for that and hotels here make sense near the new ente...
A new proposal for the entryway into the Urban Center. It's the vacant piece of property at the corner of O'Connor and Las Colinas Blvd... Proposal calls for 4 hotels into 2 dual-branded buildings- 1 would be 10 stories and the other 9 stories. In addition, there would be a 4 story office component ...
Spoke with the Development Director about the townhomes that were torn down in the Urban Center... He told me it was their understanding that someone came in and bought the property, but that as of now no new plans have been submitted. He said the City has no idea what's going on with it. It is inte...
It doesn't make much sense for Billingsley to invest much time in Two Arts... They have their hands full with Cypress Waters! Plus they're getting ready to start another huge mixed-use project in Fairview. I mean they're crushing it at Cypress Waters. The number of companies that they've been able t...
TMF Updates... Pacheco's Taco Bar is now in the middle of their soft opening... Place looks cool enough. Small inside / outside bar, several tv's with the games on etc... If the tacos are good people will come! Mama Tried is having a Grand Opening this Thursday & Friday. They have 9 bands playin...
From watching the City Council Work Session yesterday, it looks like Council is setting the stage to approve the almost $10 million renovation of the Williams Square Plaza. Should probably see this come before council in the next few months. Maybe it will incorporate more grasses and landscaping to...

I didn't notice the townhomes had been torn down... They were still standing on Monday. I'll see if I can find out anything! On another note and some TMF news, this is actually a pretty big get for not only the TMF but Las Colinas in general. Mercy Wine Bar is opening a 2nd location in one of the va...
Not the biggest news to report, but the Chick-fil-a on North MacArthur & 635 has finally closed for a $1 million 6 month renovation. Curious to see what the new restaurant will look like. Also in the same MacArthur Crossing center, it was sort of a quiet opening but The Halal Guys is now open to...
Here's the DBJ article if anyone wants to read it... On a side note, Grandscape is really going to be impressive when complete! ---------------------------- Sony Electronics Inc. will open the first Sony Digital Cinema movie theater in Texas at The Colony's Galaxy Theatres. Sony Digital Cinema provi...
There was also an article in the DMN about a week ago... The rendering in the link above does appear to be accurate. There is a similar photo in this DMN story.
^^ Valid points. I've always sort of felt the same way. I think the DD has the ability to be THE coolest area in Dallas. I remember when Harwood had plans to build a nice apartment complex with ground floor retail. It never really took off (although I think signs are still up). Here's an old article ...
Construction Updates... Pacific Table at Water Street is cruising right along. Space is looking great! I would guess they're probably 6 weeks away from opening. Signs are up! Kitchen 101 / Rayleigh Underground seems to be under construction at Music Factory. Peeked in and saw some of the framing goi...
This can be nothing but a good thing.... De La Vega purchases the property from TC! DLV now controls about 25 acres in this area. Although I'm not sure what my confidence level is in DLV seeing as they've never taken on a project of this size and scope before. https://www.dallasnews.com/business/rea...
