I not the retail guru, thankfully we have much more knowledgeable members on the site for that. However I am under the impression that this Neimans location relies heavily on personal shoppers and appointment only. If true, their customers would not see the garage. Whip in to valet and whip out.

I don't know if this is current, but here is a link to Omniplan’s proposal for Collin Creek. It includes some townhomes (I don’t see 500 homes unless they are counting apts) and proposes to reopen the creek.

Re: RH new project. DMN says the building permits submitted were for a 3 story REstoration Hardware/restaurant with a parking garage behind and 4 stories of hotel above the garage.

The Knox district is going to be amazing in a couple of years! Between the massive retail work on Knox, Complete Streets on Knox and Henderson, McKinney and Cole street conversions, and various big residential projects increasing the density, I really think it'll turn into a jewel of a neighborhood...

The skin and windows are going up quickly. Parking garage covering started on west side of building.

This one is a little darker in color compared to renderings. The drawings had blue windows instead of gray, but that may be a common way to illustrate glass and not indicative of glass color.

I didn’t know what they proposed for the Milam students. Apparently it was to merge them into Chavez (Ross & Carroll).

This type of development (3 or more stories of condo flats) is seen more in Oaklawn west of Preston Road. I’ve only seen a small number (example 4345? McKinney Ave). I wonder what the difference in land cost is between these two parts of Oaklawn is and how much impact that has.

The long timeline could have something to do with finding replacement parking spaces for all that surface parking that would need to be sacrificed. I’m not convinced this is a reflection of Dallas market conditions. This development has been a cluster bomb from the beginning. I for one am hoping they just walk away and someone else acts on this piece (now two pieces) of land.

The zoning south of Armstrong in this area (except along Central) only allows about 30’ in height. A two story retail center would not work without underground parking. A zoning change would be required like the one across the alley west of this. They requested nine stories for apartments and got it...
