Perhaps it's just the color scheme and sad first floor... but it looks like a top heavy turd to me. Perhaps if they were able to open up the first floor with all glass, and bring that glass up through the second level to give a better ground level appearance it would work. The real question on everyone's mind is where would they build the valet ramp like what every other 80's office tower has done downtown. Wipe out the plaza on Ervay? Incorporate it into the quieter Pacific side? You know whoever finally does renovate is going to add a driveway for pick and drop off...

The base of this building has always been awkward with multiple entrances at different levels. The color of the granite is not the issue; it's the poor utilization of space at ground level. If memory serves, the tiles are still there they just covered them up with a beautiful shade of grey. You're right that the tiles were painted, but I believe it's a layer of gray plaster/stucco. The lights at the base were also removed. The outside observation deck at the top is still there as well...
